What is the duration of the rental agreements?
Rental agreements always run on an annual basis, from September to August. Towards the end of the school year, tenants are asked whether they wish to renew their contract.
Are there any additional costs?
In addition to the rent, we ask for a monthly provision of €75 to cover variable costs, including heating, water, electricity, and internet. We do not charge for cleaning services and garbage disposal. At the end of the year, we calculate the actual costs per tenant and settle any difference.
Is there a laundry machine in the building?
There is no laundry machine inside the building itself, but a laundromat is located within the same residential block.
How is the building maintained (cleaning, repairs, garbage, etc.)?
We visit the residence twice a week: once to take out the trash, and once to check that everything remains neat and tidy. In addition, the communal areas are thoroughly cleaned every three weeks.
What should I do in case of technical or practical issues?
All tenants are added to a WhatsApp group chat where any issues can be reported at any time. We follow up on every message and reach out directly if needed. You can also always contact us via WhatsApp or email.
What is the surrounding area like?
The residence is located in a quiet residential area, with Howest Campus less than a 10-minute walk away and the train station within 15 minutes. Supermarkets, a laundromat, and a pharmacy are all in the immediate vicinity.
Is it easy to store a bicycle?
Yes — there are several bicycle stands in front of the residence, and the basement is accessible via a ramp, making it easy to store your bike there as well.
How much is the safety deposit?
As safety deposit we ask for twice the monthly rent. We return the deposit at the end of the lease, and refund it after we get the calculation of the variable costs of that year.
